Polyaspartic Floor Coatings in Country Walk FL - a floor that stays bonded to the slab

Dusty, stained or peeling concrete in your garage? We test the slab, prep it right and put down a polyaspartic coat that holds.

Light gray flake epoxy coating covers a clean garage floor beneath shelves, tools, and a water heater.

Is a polyaspartic coating the right floor for your concrete?

A polyaspartic floor coating is a fast-curing kind of polyurea that we put over your concrete in Country Walk, giving garages, patios and shop floors a hard surface that stands up to sun, chemicals and scuffs. Because it cures quickly, your floor goes back into use sooner than it would with slower coatings.

Most calls start with a garage floor that's dusty, stained or shedding an old coating, and the question is whether polyaspartic is worth it over plain epoxy. The price moves with the square footage, the shape the concrete is in, the grade of product and any color or custom look you want. The schedule turns mostly on how dry the slab tests and how much grinding it needs. You get the figure for your own floor in a written estimate after I've tested it.

I'll tell you straight if your slab isn't ready for a coating yet. Any floor looks good on the first day, and the testing and prep underneath are what decide how it holds up, so that's where we spend our time.

What happens when you call us about a polyaspartic floor?

From the first call to the last walk across the new floor, here's who does what.

I come out and test your slab myself

When you call, I set up a time to come out, look at your floor and test the slab. You get a written estimate afterward, so you have the price and the plan on paper before you decide anything.

We settle the permit question before we schedule

We check which office covers your address before we put you on the calendar. If your job needs a permit or other approval, we handle the application and tell you what you need to sign.

Licensed and insured, with me on the crew

We're fully licensed and insured. I opened the business in 2017 and I'm still on the floor with our crew, and once the coat is down we walk the finished floor with you.

How we put down a polyaspartic floor coating

Some quotes mix epoxy layers with a polyaspartic top to bring the price down, and that blend may not hold up as well as an all-polyaspartic system, so we tell you plainly which one we're pricing. Before anything goes down, we settle the slab's moisture, because at least one coating maker says its polyaspartic doesn't breathe, and moisture trapped under it builds up until the coat blisters and peels away. Then we grind the concrete to strip old coatings and leave it clean and dry, fill cracks and chips, and lay the base, any color flake and the topcoat.

If you'd rather have a poured, swirled look than flake, we also do metallic epoxy flooring. For a floor that has to take heat, hot water and heavy washdowns, like a commercial kitchen, we'd talk with you about urethane cement flooring instead.

  • Moisture testing on the slab before we recommend a system
  • A plain answer on whether we're pricing all-polyaspartic or a blend
  • Grinding to remove old coatings and open up the concrete
  • Crack and chip repair before the first coat
  • Base coat, optional color flake and a polyaspartic topcoat

From bare slab to a floor you can use

Once you've said yes, the job runs in a few steps, and a couple of them need a little from you.

  1. Clear out the floor

You move cars, shelves and stored things off the floor before we arrive, so we can grind wall to wall. We tape off the walls and door edges so dust and coating stay where they belong.

  2. Check the day's conditions

One maker's sheet says its product goes on best between 60°F and 90°F, and only when relative humidity is 85% or lower. If the day falls outside what our product calls for, we'd rather move the coating day than lay it down wrong.

  3. Coat in sections

Polyaspartic sets up fast, so our crew mixes small batches and works one section at a time to keep the edges blended. The flake and topcoat follow while the base is ready for them.

  4. Let it cure and air out

We keep everyone off the floor until it's ready for the traffic you need. One maker says any leftover smell fades within 24 to 48 hours, sooner with the door open and air moving.

Polyaspartic floor questions we hear in Country Walk

How much does a polyaspartic floor coating cost in Country Walk?

Professionally installed polyaspartic floor coating, materials included, usually costs about $5 to $12 per square foot across the US. That's a national figure, not our price. Your own number comes from the estimate once I've seen and tested your slab.

How long does a polyaspartic floor last compared with epoxy?

Polyaspartic usually lasts 10 to 20 years or more, compared with 3 to 5 years for water-based epoxy and 10 to 20 years for solid epoxy. So the coating type named in a quote shapes how soon you may be redoing the floor, and that's worth checking before you compare prices.

When can I park on a new polyaspartic garage floor?

For one maker's product, light foot traffic is fine within 8 to 12 hours and parking within 48 to 72 hours. Plan to park somewhere else for those few days, and we'll tell you the window for the product on your floor.

Who licenses flooring contractors in Miami-Dade County?

Contractors and tradesmen working in Miami-Dade County are licensed by the county's Contractor Licensing Section. Florida also issues licenses, and a certified license is good statewide, while a registered one only covers the cities or counties where the holder has a certificate of competency.

Polyaspartic floors in Country Walk and across Miami-Dade

The permit question gets settled before any work starts. Miami-Dade County issues building permits to build something new, make changes or repairs, or demolish a building, and some projects need a Zoning Improvement Permit instead, while incorporated cities have their own building official who handles permits inside city limits. Where a permit applies, the county says most work needs a licensed contractor to apply and do the work, and you sign the application as the homeowner, which is why we check your address's office first.

We're based in Country Walk and do the same work in the cities around it in Miami-Dade County, including The Hammocks, Kendall, Richmond West and South Miami Heights. Most of the calls we get around here are for garages on slab houses, plus patios and pool decks, and plenty of those floors have an old paint or epoxy coat that has to come off before anything new goes down.

Have your slab tested before you choose
