What we see on Three Lakes properties

Much of what we're asked to do in Three Lakes is inside the 24-hour guarded, gated lakefront community, where homes face the water and boats are welcome on the lakes. Garages there often hold cars, tools and boat gear all at once, and patios and pool decks get used year-round, which is a lot like the work we do in Richmond West.

The ground matters more than the house. Miami-Dade sits close to sea level with its groundwater just below the surface, so a slab here can pull moisture up from underneath even when it looks dry on top. That's why I test the slab before we pick a system, because moisture coming up from below is what lifts a coating that went down on a slab nobody checked.

Working in Three Lakes: permits, checks and what sets the price

Before we schedule a Three Lakes job, I check which office covers your address. In Miami-Dade, the County issues building permits for properties whose folio, the parcel number for your lot, starts with 30, and the Property Appraiser shows which municipality a property sits in. If your job needs a permit or another approval, we handle the application and tell you what you need to sign, and that step comes before your start date, so it's the first thing that can move the schedule. Two things are worth checking on us or anyone else you call. The contractor should be certified for construction work in the county, and they should hold a local business tax receipt from the County's Tax Collector, which is issued for each place of business and runs October 1 to September 30.

Price on a floor here mostly comes down to what's under it. A slab with old coating to strip, cracks to fill or high moisture readings takes more prep than clean bare concrete, and the system you pick and the size of the area move it from there. Outdoor work leans on the weather more than a garage does, and every coating needs its cure before you walk or drive on it. It's the same work we do in The Hammocks and back home in Country Walk, and the estimate is where you get your own figure.

  • Normal daily highs at the West Kendall station peak at 92°F from late July into August, and hot concrete shortens how long a coating stays workable, so we plan outdoor jobs for the cooler part of the day.
  • Heavy rain sometimes has nowhere to drain in parts of the county, so on patios and pool decks we wait for a dry slab instead of coating over trapped water.
  • Hurricane season runs June 1 to November 30, so if you want outdoor work done in summer, we leave some room in the schedule for storm days.
  • If you live inside the gate, tell us how the guard handles contractors so our crew and materials get through on the morning we start.
  • Garage jobs mean the cars come out and the space gets cleared, and we'll tell you when the coating is ready for you to drive back in.

Get a slab test and estimate for your Three Lakes floor

Tell us about the garage, patio, pool deck or shop floor you're thinking about, and we'll reply within one business day to set a time. I come out myself to look at the floor and test the slab, and the estimate is free, done on site and comes with no obligation. If you go ahead, our crew does the work and I'm on the job with them.

Three Lakes flooring questions

Can a home project under $7,500 skip a building permit in Miami-Dade County?

Some can, because from July 1, 2026, the County says work valued under $7,500 may qualify for a simplified process with no building permit. It only covers single-family homes, duplexes and townhouses outside any flood hazard area, and electrical, plumbing, structural, mechanical and gas work always needs a permit. We check what applies to your address before we schedule and handle any application your job needs.

Who certifies flooring contractors in Miami-Dade County?

The County's Construction Trades Qualifying Board or the state's Construction Industry Licensing Board, since County code requires contractors and subcontractors in construction, in both incorporated and unincorporated areas, to be approved and certified. A Florida certified license works statewide, while a registered one only covers places where the holder has a certificate of competency, so it's fair to ask which kind a contractor has. We're fully licensed and insured.

Can a contractor run a concrete grinder early in the morning in Three Lakes?

Not before 7 a.m. near homes, because the County prohibits noise-producing construction equipment at or near residences between 8 p.m. and 7 a.m. Working in those hours takes a Temporary Noise Ordinance Waiver, and that needs an active building permit, so we run our grinders during the day.
