Polished Concrete Flooring in Country Walk FL - The Stone and Shine You Picked

Bare concrete that's dull, stained or patchy? We grind it into a polished floor you've already seen as a test patch.

What does polishing a concrete floor in Country Walk involve?

Polished concrete flooring in Country Walk is your own slab ground down in pass after pass with finer and finer diamond tooling, with a densifier worked in along the way, until it shows the amount of stone and the shine you picked.

Most people who call us are looking at a slab that's been under carpet or tile for years, a floor somebody painted, or a new pour they don't want to cover up. A clean, flat, well-cured slab is the best place to start. With a new pour, you can pick the color in the mix, the kind of stone and the fiber reinforcement before the concrete goes in, so the look is planned from day one.

Three things move the price and the schedule. The first is how big the floor is. The second is how much prep the slab needs before polishing can start. The third is how high a shine you want, because every step up means more passes. I can't tell you how much prep your floor needs until I've stood on it and tested it, so your written estimate is where you'll see your own number.

What happens after you call us about a polished floor?

The first visit is about your slab, not a sales pitch. Here's how it goes from the phone call to the finished floor.

I come out and test your slab myself

When you call, I set up a time to come out, look at your floor and test the slab, because what's under the surface decides what it can turn into. I've been doing this since I opened the business in 2017, and I started out pushing a grinder on someone else's crew.

A written estimate built around your finish

After that visit you get a written estimate for the stone and shine we talked about and the prep your slab needs. We also check which office covers your address and handle any permit paperwork the job needs, so all you do is sign what we tell you to.

Our crew does the work, and I'm on the floor

Our crew preps the slab and polishes it to the level we agreed on, and I work the job right alongside them. We're fully licensed and insured, and when the floor's done we walk it with you. Your satisfaction, guaranteed.

How we do polished concrete flooring

We start by helping you decide how much stone you want showing and how much shine you want. Polished concrete has three set classes for how much of the stone shows and four set sheen levels, so when we agree on a class and a level we both mean the same floor. Then we make a test patch on your slab so you see the real thing before we touch the rest. More shine means more passes, so I tell you what each step up adds, and you pick knowing the trade-off. Once you've signed off on the patch, we grind, densify and polish the whole floor to match it.

Polishing isn't the only way to finish a slab. If you want color in the floor, stained concrete flooring can give you that on its own or with a polish. If you're picturing a floor full of colored stone or glass chips, terrazzo flooring is the closer fit.

  • Picking the stone exposure class and sheen level with you
  • A test patch on your own floor before we do the whole room
  • Grinding off old coatings and repairing damaged spots
  • Grinding and densifying in passes down to finer tooling
  • Polishing to the level you approved on the test patch

How a slab goes from rough to polished

Each pass sets up the next one, so we don't skip ahead to the shiny part. This is the order the work goes in.

  1. Grind it open

The first coarse passes take off the worn top layer and anything stuck to it, and they cut down to the amount of stone you chose. How deep we go here decides the look, so we match it to the test patch.

  2. Work in the densifier

We put densifier on the slab between passes because it soaks in and hardens the concrete so it'll hold a polish. A floor that skips this step can look polished at first and still be soft underneath.

  3. Polish up to your level

Each pass uses finer diamond tooling than the last, and the shine builds a little at a time. We stop at the level you approved, not wherever the floor happens to land.

  4. Judge the bare polish first

Polishing guidance recommends checking the finished polish before any sealer goes on, because many stain or gloss sealers can hide scratches and raise the gloss. The floor you judge should be the polish itself, not a coat on top of it.

Questions about polished concrete in Country Walk

What shine levels can I choose for a polished concrete floor?

You can choose from four sheen levels, and the difference people notice most is at the top, where Level 3 shows reflections you can make out but not crisply and Level 4 gives sharp, near-mirror reflections. A Level 4 floor may need grouting, which fills tiny pits in the surface, so plan for that extra step if you want the mirror look. The test patch is where you'll see which one you like.

Does a higher shine on polished concrete take longer?

Yes, each level up takes more grinding passes, more densifier applications and more labor time. That's why the shine you want is worth weighing against the time it adds, and your estimate will show you the difference before you decide.

Can a concrete floor that had tile or paint on it be polished?

It can, but it needs more work before polishing starts. A slab under old paint, epoxy or tile adhesive needs extra grinding, repair or removal, and so does one that's damaged or uneven. I'd rather tell you a slab isn't ready for polish than grind it and hope, so we'll know more once I've tested it.

Should my slab be tested for moisture before polishing in Florida?

Yes, a Florida guide on polished floors recommends moisture vapor testing before polishing. It notes that older Florida homes built on slab-on-grade, a slab poured right on the ground, sometimes have moisture issues. Plenty of houses around here sit on slabs like that, and testing the slab is the first thing I do when I come out.

Polishing concrete floors in Country Walk and nearby

Miami-Dade County says small home projects valued under $7,500 may qualify to skip a building permit if they meet its criteria, but a property that sits partly or fully in a flood hazard area isn't eligible. You can look up your flood zone by address on FEMA's Flood Map Service Center, which the county's permit exemptions page points you to. That's part of why we check the rules for your address before anything gets scheduled.

The county licenses the contractors who work here, and its Concrete Finish Contractor certificate covers surface treatment of concrete someone else poured, fresh or hardened, which is the kind of work polishing is. We're based in Country Walk and do the same work across the cities around it in Miami-Dade County, including The Hammocks, Kendall and Kendale Lakes.
