Garage Floor Coatings in Country Walk FL - a coating that grips and holds up to sun

Peeling paint, oil stains or a dusty slab? We test and grind the concrete first, so your new coating bonds and stands up to sun.

A bright garage gym has a glossy gray speckled floor coating, with black workout mats and weight equipment along the left side.

What goes into a garage floor coating in Country Walk?

A garage floor coating in Country Walk, FL is a layered system of primer, base coat, a flake or metallic layer and a topcoat that we bond to your concrete slab, so a dusty, stained floor turns into one you can sweep and wipe clean.

Most calls start with a floor that's shedding dust, soaking up oil or peeling where a store-bought kit let go under hot tires. What moves the price is the size of the garage, how much grinding and crack repair the slab needs, what the moisture test shows and which topcoat fits the sun coming through your door, and the written estimate I give you after testing the slab puts a figure on your own floor.

The schedule mostly turns on the slab, because concrete that's holding too much moisture or was poured only a few weeks ago has to wait, and on any sign-off your association wants first. Before we put you on the calendar, we check which office covers your address and handle any permit application the job needs, so all you do is sign where we show you.

What happens after you call us about your garage floor?

From the first call to the last coat, you deal with the same people, and I'm one of them.

I come out and test your slab myself

When you call, I set up a time to come out, look at your floor and test the slab, the same way I've done it since we opened in 2017. You get a written estimate for the system we'd put down and the prep your slab needs.

We check your address before we schedule

We find out which office covers your address before we book your start date. If the job needs a permit or other approval, we handle the application and tell you what you need to sign.

Our crew does the work, and I'm on it

Our crew preps the slab and puts down the system we agreed on, and I work the floor with them. We're fully licensed and insured, we walk the finished floor with you, and your satisfaction, guaranteed.

How we put down a garage floor coating

If your garage gets a lot of sun, the topcoat matters as much as the base, so I ask about that before we pick a system. Then we grind the bare slab so the coating has something to grab, fill the cracks, vacuum up every bit of dust and build the floor up in layers, primer first and topcoat last.

Some garages need a different finish on top of that same prep. Our page on polyaspartic floor coatings covers the topcoat side in more detail, and if you'd rather have a glossy, swirled look than flake, see metallic epoxy flooring.

  • A moisture test on your slab before we settle on a system
  • Diamond grinding of the bare concrete so the coating has something to grab
  • Crack repair and patching before the first coat goes down
  • Primer, base coat and a flake or metallic layer, built up in order
  • A topcoat picked for how much sun your garage gets, and cleanup when we're done

How the work goes on your floor

Each step sets up the next one, so we don't skip ahead.

  1. Clear and protect the garage

We ask you to move cars, shelves and boxes out before we arrive, because we need the whole slab open, wall to wall. Then we tape off the walls and the door track so the dust and coating stay where they belong.

  2. Read the moisture in the slab

We test the concrete before any material gets mixed, because the reading decides whether we go ahead or wait. A coating over a damp slab is a gamble I won't take on your floor.

  3. Grind, patch and clean

We grind the whole floor down to fresh concrete and fill the cracks and chips so the surface is even. Then we vacuum it thoroughly, because dust left behind is something the coating would sit on instead of grabbing.

  4. Coat in layers and clean up

We roll out the primer and base, broadcast the flake or pour the metallic, and finish with the topcoat. When the last coat is down, we clean up and haul our gear out.

Garage floor coating questions we hear in Country Walk

Which garage floor coating holds up when the door stays open in Florida?

A topcoat built to resist sunlight, such as polyaspartic, holds up better than a standard epoxy topcoat in a garage with the door open a lot. One Florida guide says the state's strong sun turns standard epoxy topcoats yellow and chalky over time, and since sun-resistant topcoats cost more, a sunny garage is worth budgeting for. The same guide says polyaspartic cures faster, handles humidity better and is often finished in a single day.

Why does my garage slab need a moisture test before coating?

Because Florida's groundwater sits close to the surface, which is what we mean by a high water table, and it pushes moisture up through slabs from below. One Florida guide calls moisture testing essential for that reason. One coating maker applies its epoxy and urethane coatings only when the concrete holds no excessive moisture, so the test result shapes the whole plan.

Can a small garage floor project in Miami-Dade skip the building permit?

Some small jobs may, under Miami-Dade County's rules. The county says some work valued under $7,500 on single-family homes, duplexes and townhouses may skip the building permit, but properties partly or entirely within a flood hazard area aren't eligible. You can read the county's permit exemption rules and search your address on FEMA's Flood Map Service Center to check your flood zone.

Who licenses floor coating installers in Miami-Dade County?

Miami-Dade County's Contractor Licensing Section licenses contractors and tradesmen who work in the county. Florida law also lists flooring and painting among the jobs a local government may not require a license for. I'm glad to talk through what applies to your job when I come out.

How long does a new garage slab need to cure before it can be coated?

At least 28 days, going by one coating maker's instructions for its epoxy and urethane coatings. If your garage floor was just poured, plan the coating for after that point, and we still test the slab for moisture before we start.

Garage floors in Country Walk and nearby

We're based in Country Walk, FL and work across the cities around it in Miami-Dade County, including The Hammocks and Kendall. A lot of the garages we see here double as a workshop or a shady spot to sit, so the door stays up for hours and the floor gets more sun and damp air than people expect.

Miami-Dade County tells owners to follow their homeowner association guidelines and the county's zoning requirements before starting any work. If your home is in an association, check its guidelines before you book a start date, so the floor isn't held up once we're ready to grind.
