How Country Walk homes shape the floor work

Country Walk is a residential community in Miami-Dade County, and most of the houses we work on here were rebuilt in the years after Hurricane Andrew, with concrete walls where the old wood framing used to be. It's mostly single-family homes with attached garages, back patios and a fair number of pools, plus the shops and offices that serve the people who live here. We see much the same kind of house close by in The Hammocks and Three Lakes.

Those homes have been lived in for decades now, so a lot of the slabs have years of cars, sprinklers and rolled-on paint or sealer on them. Before we coat anything, I have to find out what's on that concrete and whether it's dry enough to take a new floor.

Permits, licenses and pricing for Country Walk jobs

Country Walk is in Miami-Dade County, and the county requires a permit to build, alter or repair a building, with each city's own building official issuing permits inside its limits and the county handling the rest. So before we schedule anything, we check which office covers your address, because when a job needs a permit or other approval, that's what decides the start date. If yours does, we handle the application and tell you what you need to sign, since the county has owners who hire a licensed contractor sign the application describing the work too. On your side, ask any contractor for their license, which the FAQ below explains, and for their local business tax receipt, which the county requires for each place of business and which runs from October 1 to September 30. A business located inside a city needs a receipt from that city and one from the county.

What moves the price is mostly what I find on the slab, how much old coating or patching has to come off, how big the area is and which system you pick, from a flake garage floor to a poured metallic. The schedule turns on the permit if your job needs one, on how much grinding and crack repair the slab takes and on how long the coating has to cure before you use the floor. It goes the same way on our jobs in Kendall and Richmond West, and you'll get your own figure when I come out to look.

  • I test the slab myself before we pick a coating, because moisture coming up through concrete is the usual reason a floor peels, and I'd rather tell you it isn't ready than coat it and hope.
  • Many garages and patios here have old paint or sealer on them, so we grind or strip it back to bare concrete and the new coat grabs the slab instead of the old finish.
  • We fill cracks and ask how you want the control joints, the straight cut lines in the slab, handled, since they can be filled flush or left showing in the finish.
  • Hurricane season runs June 1 to November 30, when the county wants a storm placard posted on permitted jobsites, and under a watch or warning we tie down or haul off any material stored at your house.
  • Every coating cures at its own pace, so before we start we tell you when you can walk on the floor, put furniture back and park on it.

Questions Country Walk homeowners ask about floor work

Can a home project under $7,500 in Miami-Dade County go without a building permit?

Since July 1, 2026, some county-permitted projects valued under $7,500 at single-family homes, duplexes, townhouses and their accessory structures may qualify for a process without a building permit. Units in multi-family buildings and some other properties don't qualify, and electrical, plumbing, structural, mechanical and gas work always needs a permit, even under $7,500. We check which office covers your address and what it asks for before your job goes on our calendar.

What license should a flooring contractor have to work in Country Walk, FL?

A contractor working here needs a license that covers Miami-Dade County, where the county's Contractor Licensing Section licenses contractors and tradesmen. A Florida certified license allows work anywhere in the state, while a registered license only covers the cities or counties where the contractor holds a certificate of competency, a local trade license. Ask which kind a contractor has and where it's good, and know that we're fully licensed and insured.

Can I get the permit myself instead of having my contractor do it in Miami-Dade?

Yes, you can act as an owner-builder, your own general contractor, once you sign an acknowledgment form before the permit is issued. Otherwise, most work needs a licensed contractor to apply for the permit and do the work, and for addresses the county covers, in-person applications go to the county's Permitting and Inspection Center Monday through Friday, 7:30 a.m. to 4 p.m., except legal holidays. When we do the job, we take care of the application for you.

Who comes out to look at my floor in Country Walk?

I do, and I test the slab myself before I quote anything. I opened this business in 2017 after learning the trade as a helper on a coatings crew, and I'm still on the job with our crew when we do the work.
