Flooring contractor in Tamiami, FL - slabs tested before any coating goes down

Country Walk Cobalt Epoxy Flooring is a flooring contractor based in Country Walk, and in Tamiami we coat, grind, polish and seal concrete in garages, patios, pool decks and shop floors, testing the slab before anything goes down.

Tamiami homes and the slabs under them

Tamiami sits west of downtown Miami, with Westchester along its east side and Kendale Lakes to the south. On our jobs here it's mostly single-family homes and townhouses, with shops and warehouses mixed in along the main roads.

Most of what we work on here is concrete poured right on the ground, so the garage floors, patios and pool decks we see sit directly on the soil. Miami-Dade lies close to sea level with its underground water just below the surface, and that water can work up through a slab and lift a coating from underneath. That's why I test your slab before we choose anything, and if it isn't ready, I'd rather tell you than coat it and hope.

Floor work we do around Tamiami

What we sort out before a Tamiami floor job starts

Before we put you on the schedule, I check which office covers your address, because Miami-Dade County issues permits for property outside a city's limits and each city's own building official issues them inside. Your folio number, the county's number for your property, settles it, since one starting with 30 means unincorporated county, and the Property Appraiser can also show which city a property sits in. If your job needs a permit or other approval, we handle the application and tell you what you need to sign, and that review, not our crew, decides how soon we can start.

The price moves with the size of the floor, how much old coating, paint or glue has to come off, how many cracks and low spots need filling, what the moisture test shows and which system you choose. The schedule turns on that prep, the cure time and any permit review, and you get your own figure from the estimate once I've tested the slab. Shops and warehouses here, like the ones we work in over in Westchester, usually can't close for long, so we plan commercial floors around the hours you need to stay open.

  • A certified contractor license from the state is good anywhere in Florida, but a registered one only covers the cities or counties where the contractor holds a local certificate, so ask which kind you're looking at and check it on the state licensing site.
  • In Miami-Dade, only a licensed contractor or an owner-builder can get a county building permit, so if your job needs one, it goes out under a license or under you as the owner.
  • A contractor should carry a county business tax receipt, which runs one year starting October 1, and a business located inside a city needs that city's receipt as well.
  • From June 1 through November 30 the county's storm placard has to be posted on permitted jobsites, and during a tropical storm or hurricane watch or warning we fasten down or clear anything loose.
  • Heavy rain here can leave water with nowhere to drain, so after a big storm we let the slab dry out before I test it.

Get your Tamiami slab tested and priced

Tell us about your garage, patio, pool deck or shop floor, or call (786) 733-0104, and we'll reply within one business day. I come out myself to look at the floor and test the slab, and the estimate is free, done on site and comes with no obligation. Have your folio number handy if you know it, since that's how I check which office covers your address.

Tamiami flooring questions we get

Does resurfacing a garage floor in Tamiami need a permit?

For property Miami-Dade County covers, the county's permit page lists resurfacing a floor among the jobs that don't need a building permit, while a city sets its own rules inside its limits. Structural repairs, a new drain or new wiring are a different matter, so I check your address and the full scope before we schedule.

Does a small home project under $7,500 need a permit in Miami-Dade County?

It may not, because the county now lets some work valued under $7,500 skip the building permit when it meets the county's exemption criteria, but only on single-family homes, duplexes, townhouses and their accessory structures. A property partly or fully in a flood hazard area doesn't qualify, and electrical, plumbing, structural, mechanical and gas work still needs permits at any price.

Where do I find my flood zone in Tamiami?

The county's flood map page says to check the latest National Flood Hazard Layer or email its Floodplain program at DERMWaterMgmt@miamidade.gov. It matters for a floor job mainly because a property in a flood hazard area is left out of the small-project exemption above.
