I come out and test the slab myself
When you call, I set up a time to look at your floor and test the slab, because that test tells us what the job really is before anyone puts a price on it. You get a written estimate built from what I find.
Garage floor dusty, stained or cracked? We test and grind the slab first, then build an epoxy coating that has something solid to hold onto.

Epoxy floor coatings in Country Walk, FL turn bare concrete into a sealed, finished floor. We grind the slab, then build up an epoxy base coat, a full broadcast of colored flakes and a clear polyaspartic or polyurethane topcoat over it.
Most people call us when a garage floor has gone dusty, stained or pitted, or when they're just tired of looking at bare gray concrete. A flake epoxy two-car garage is the most common home job of this kind in Florida, and one Florida pricing guide puts it at one to two days to install, so plan on parking outside for that stretch.
The price moves with the size of the floor, how much grinding and crack repair the slab needs, what the moisture test turns up and which coating and finish you pick. The schedule turns on that same test, because a slab that isn't ready gets dealt with before any coating goes down, and I'd rather tell you that than coat it and hope. The written estimate I give you after testing your slab has the figure for your own floor.
Three things happen between your call and a finished floor, and I'm part of each one.
When you call, I set up a time to look at your floor and test the slab, because that test tells us what the job really is before anyone puts a price on it. You get a written estimate built from what I find.
We find out which office covers your address before we put you on the calendar. If your job needs a permit or other approval, we handle the application and tell you what you need to sign.
I've run this business since 2017, and I still work the prep and the coating alongside our crew. Contractors working in Miami-Dade County are licensed by the county, and we're fully licensed and insured. When the topcoat is down, we walk the finished floor with you. Your satisfaction, guaranteed.
Most epoxy trouble starts under the coating, so we test the slab for moisture and grind it before anything goes down. Then we fix cracks and broken edges and build the coating in layers, an epoxy base, a full broadcast of flakes and a clear topcoat. Your quote lists the prep, the repairs and each coat as its own line, so you can set it beside anyone else's. One Florida pricing guide says a professional quote should cover grinding or shot blasting, crack and spall repair, the full coating system and cleanup, and that's a fair list to hold every bid against.
Most of the epoxy work we do for homeowners is in garages, and our garage floor coatings page covers that job on its own. If it's a shop or warehouse floor, take a look at commercial and industrial epoxy floor coatings, where heavier traffic changes how the system is built.
Once you've agreed to the estimate, the work goes in the same order on every floor, because each layer depends on the one under it.
We move what's on the floor out of the way and diamond-grind the whole slab, which takes off old sealer and the smooth top layer that epoxy won't stick to. The dust goes into a vacuum as we work.
We fill cracks and spalls and grind the repairs down so they sit level with the rest of the floor. It's slow work, but a patch that sticks up shows through every coat on top of it.
We roll out the epoxy base coat and throw flakes into it until no base shows. Once it's set, we scrape and vacuum off the loose flakes so the surface is even for the topcoat.
A clear polyaspartic or polyurethane topcoat locks the flakes in and gives the floor its finished surface. We clean up, haul off our waste and let you know when it's ready for the car.
Send us a few lines about your floor, or call (786) 733-0104, and we'll reply within one business day to set a time. I come out, test the slab and give you a free written quote on site, and there's no obligation to go ahead.
(786) 733-0104Across the US, epoxy coating for a two-car garage floor usually costs about $1,100 to $4,300 for the whole project. That's what the market charges, not our price, and where your floor lands depends on its size, the prep it needs and the system you choose. Your written estimate gives your own figure.
One Florida pricing guide says polyaspartic handles humidity better than standard epoxy, cures faster and holds up better to UV light. It's often finished in a single day, so it suits you if you want the floor back sooner. We'll go over both at the estimate, since your slab and how you use the space matter as much as the coating.
A moisture test shows whether the slab is ready to coat, and the same Florida guide names skipped testing as the most common reason coatings fail in the first year. Moisture and alkaline salts can rise out of the slab and collect under the coating, which leads to blisters, peeling and pinholes. The coating maker's data sheet sets the moisture limit for its product, and if your slab is over it, the job may need a moisture-tolerant primer or a vapor mitigation system, a layer that holds moisture back, which changes the scope and the price.
Some can, because Miami-Dade County lets eligible small home improvement projects valued under $7,500 qualify for a process with no building permit. It takes a written request plus the contract or other papers showing what the work is and what it's worth. If your floor might fall under it, we'll tell you at the estimate and handle the request.
The county's small-project exemption covers single-family homes, duplexes and townhouses, along with detached structures on those lots, but not units in multi-family buildings. A property that sits partly or entirely in a flood hazard area isn't eligible, so flood status is one of the first things we look at for a garage job here.
We're based in Country Walk and work across the cities around it in Miami-Dade County, including The Hammocks, Kendall and Three Lakes. Most epoxy calls we get around here are attached garages on single-family homes and townhouses, and we prep and coat them the same way wherever they are.
Call (786) 733-0104 or use the form, and have your garage size, the slab's age and any cracks or damp spots you've noticed handy so the first visit covers more ground.
If you're still weighing epoxy against polyaspartic, give us a call and I'll talk it through with you.
