What we find under Kendale Lakes floors

Most of the floors we're called to in Kendale Lakes belong to houses and townhouses built between the 1970s and the 1990s. That means the garage, patio or pool deck slab has had decades of paint, oil, sealer and old tile laid on it. The streets look a lot like the ones in nearby The Hammocks and Kendall, and we do the same kind of work there.

That age is why I test before I quote. An older slab can look sound and still hide a sealer, a hairline crack or damp that a new coating won't stick to, so the plan starts with what's already on the floor.

What we do on Kendale Lakes floors

Working in Kendale Lakes: permits, licenses and what sets the price

Kendale Lakes is unincorporated Miami-Dade County, so when a floor job here needs a permit, it comes from the county's Building & Permits office, and the county's review becomes part of your schedule. I check with the county before we book anything, and if your job needs a permit or other approval, we handle the application and tell you what you need to sign. You can check two things about any contractor. The first is a local business tax receipt, which the county requires for each place of business, one-person outfits included, though not every line of work is taxed. It runs from October 1 to September 30, so make sure it's this year's. The second is a state license, which matters when the work calls for one, and the FAQ below covers that.

We're based in Country Walk and work across the cities around it, and Kendale Lakes is a short drive for us, with the Turnpike running along its east side. The houses and slabs here are a lot like what we see in Tamiami. What moves the price is the size of the floor, what has to come off it first, how much crack repair the slab needs and the system you pick, since a plain sealer costs less than a flake or metallic epoxy. The schedule turns on the slab test, the prep, the cure time for the coating and any county review, and you'll get your own number at the estimate.

  • Old tile and glue inside the house usually set the schedule more than the new floor does, because the thinset has to be ground off before anything will bond.
  • Clear the garage or patio before we arrive, or tell me at the estimate what has to stay, since moving shelves and freezers goes into the day's plan.
  • Plan on the garage being out of use until the coating cures, and I'll tell you how long once we've picked the system.
  • On patios and pool decks we check the cracks and the slope first, because water that sits on a coated slab finds every weak spot.
  • If a permitted job runs between June 1 and November 30, the county wants a storm placard posted on site and loose materials secured when a watch or warning goes out, and we take care of both.

Kendale Lakes floor questions we get

Does a small flooring job in Kendale Lakes need a permit?

Being small doesn't settle it, so we ask Miami-Dade County before we schedule any floor job here. The county says electrical, plumbing, mechanical, gas and structural work always needs a permit, even under $7,500, and a job can't be split into phases to get around the rules. Under the county's permit exemption rules, qualifying projects under $7,500 on single-family homes, duplexes, townhouses and accessory structures can skip a building permit through a written request, but units in multi-family buildings and properties in a flood hazard area don't qualify. If your job needs anything, we handle the application.

Which building code applies to a permit filed in Kendale Lakes?

The county says permit applications and plans submitted on or after December 31, 2026 have to meet the Ninth Edition of the Florida Building Code, and so do portal filings made after 4 PM on December 30. If your floor job turns out to need a permit near the end of the year, we file it and tell you which edition it falls under.

Does my flooring contractor need a state license in Florida?

State guidance requires a license for anyone paid to build a structure, structurally alter load-bearing walls, or do plumbing or air conditioning work. A certified license covers the whole state, while a registered license only allows work where the holder has a local certificate of competency, so ask which kind a contractor holds. We're fully licensed and insured, and I'm glad to go over that at the estimate.

Why does a concrete slab in Kendale Lakes need a moisture test before epoxy?

Miami-Dade sits close to sea level with its groundwater just below the surface, so a slab here can carry moisture up from underneath, and a coating laid over a damp slab can lift. That's why I test the slab myself before we pick a system, and if it's too damp for epoxy, I'll tell you so and walk you through what will hold, such as urethane cement.
